According to Ireporter Online, Dubai has introduced a significant revision to its residency visa policy for property investors, easing long-standing entry requirements in a move designed to broaden participation in its real estate sector.

Under the updated framework issued by the Dubai Land Department, full property owners are now eligible to obtain a renewable two-year residency visa without any minimum property value requirement. This marks a notable departure from the previous rule, which mandated a minimum investment of AED 750,000, effectively excluding many mid-range and first-time investors from accessing the visa pathway.

The reform is expected to open Dubai’s property market to a wider pool of international buyers, particularly those seeking more affordable entry points. Authorities say the adjustment is part of a broader strategy to sustain growth in the real estate industry and strengthen Dubai’s position as a global investment destination.

However, the new policy applies primarily to sole ownership structures. For jointly owned properties, each co-owner must still meet a minimum investment threshold to qualify for residency benefits, a measure designed to ensure that visa eligibility reflects substantial financial commitment.

Despite the relaxation of entry conditions for standard investor visas, higher-tier residency programs tied to larger investments remain unchanged, maintaining their existing capital requirements.

Industry analysts suggest the policy could boost demand in the mid-market segment and attract a new wave of global investors. Commenting on the development, the Chief Executive Officer of Proact Luxury Real Estate, Ritu Ojha, noted that while the reform widens access for solo buyers across different budget levels, the introduction of a minimum threshold for joint ownership helps prevent exploitation of the system. She added that removing the property value floor for individual owners effectively invites mid-market investors worldwide to establish a presence in Dubai.
