mortgage conditions.
According to the Honorable Minister of Housing and Urban Development, Arc. Ahmed Musa Dangiwa, the country is faced with an estimated housing deficit of 28 million units, a situation worsened by rapid urbanization and population movement.
In response, Cuddle IFC, a cooperative society, is stepping in with a creative approach that utilizes member resources to not only address the housing gap but also generate wealth through real estate investments.
John Igbinosa, Co-founder of Cuddle IFC, explained in an interview, “While many properties are constructed daily, a significant number remain unaffordable for the average Nigerian. Our cooperative model allows us to pool funds collectively, enabling us to engage in sustainable projects that provide affordable housing options.”
This collaborative strategy has seen success, allowing Cuddle IFC to leverage its expansive member base to create substantial liquidity for funding affordable housing initiatives.
Cuddle IFC’s commitment to affordability is centered on the members’ needs. They earn monthly rental income from properties owned by the cooperative, with payouts made possible by upfront rent payments, ensuring members receive steady and reliable income. This model not only facilitates housing investment but also allows individuals to start building their wealth with relatively modest investments.
“We emphasize prompt rental income distribution through a transparent and organized system,” stated Fabian George, Co-founder of Cuddle IFC. “By utilizing automated payment systems and implementing a clear financial reporting framework, we guarantee that every member receives their earnings on time. Our dedication to transparent communication bolsters trust and keeps members informed about payment timelines and any potential issues.”
Adewale Dasilva, CFO of Cuddle IFC, shared his personal journey: “From a young age, I learned the importance of wealth-building through consistent investments. At Cuddle, we strive to provide our members the opportunity to acquire properties and enjoy reliable returns, supporting their path to financial independence.”
For members, even a small investment can yield substantial returns. “Whether contributing 20,000 naira or 10 million, members can see their investments generate both rental income and capital appreciation,” Dasilva noted. “This dual benefit makes real estate accessible to a wider demographic, including those who might have thought it unattainable.”
Moreover, Cuddle IFC’s transparent and secure financial system ensures timely rental income for members.
“Our client dashboard offers real-time access to investment information, including market updates, property valuations, and progress reports,” explained David Ghena, CTO of Cuddle IFC. “By integrating transparency into our technology infrastructure, we empower clients with essential information for making informed investment decisions, reinforcing trust and accountability in the real estate process.”
