Abandoned No More Nasarawa Builds Luxury Estate On Former Deputy Governor Lodge

During the groundbreaking ceremony in Abuja, Governor Sule launched the construction of a ₦2 billion luxury estate on the site of the abandoned Deputy Governor’s Lodge. The project, awarded to private developer Optiview Realty, is part of a Public-Private Partnership (PPP) initiative aimed at boosting the state’s asset portfolio.
The governor emphasized the importance of acquiring and developing assets to enhance the state’s financial credibility. He stated that a government’s credibility is tied to its assets, as ownership of tangible properties strengthens its ability to secure financial investments.
“We are converting this property into a valuable asset rather than selling it. This approach ensures that the state retains ownership while benefiting from the investment,” Sule said.
Investment Structure
Governor Sule disclosed that Nasarawa State is contributing ₦800 million as equity, representing the land’s value, while Optiview Realty is investing ₦1.2 billion for the estate’s development. The 13-block terrace estate is also designed to create economic opportunities, particularly for youths from Doma Local Government Area, where the developer originates.
“With six terrace blocks under our control, even if each sells for ₦200 million, we are looking at a ₦1.2 billion return,” he explained.
Securing the Land and Future Prospects
The governor noted that the property was at risk of being lost due to unpaid tenement rates and missing documentation. However, with all necessary approvals and ownership documents now secured, the government is moving forward with the project.
He further highlighted that entering into PPP agreements in prime locations like Abuja signals to investors that Nasarawa State is open for business, creating more opportunities for future development.
