With the recent surge in dollarization, developers find themselves in a tight spot, balancing the impact of depreciating local currency against the demands of their business.
In a bid to mitigate the effects of the Naira’s decline, some estate developers have turned to pricing properties and rentals in US Dollars. However, this strategy has hit a snag with the rapid rise in exchange rates, causing prices in Naira to soar while patronage plummets.
More than half of the real estate sector’s clientele now hails from the diaspora, further complicating matters. While prime locations like Lagos and Abuja continue to attract investments from abroad, other areas struggle under the weight of escalating costs.
The reliance on imported construction materials exacerbates the situation, with over 80% of inputs sourced from overseas. The recent depreciation of the Naira, reaching staggering levels of N1,480/USD1, has only added to the industry’s woes.
According to industry insiders, developers who transact in Naira face immense challenges compared to those dealing in dollars. Payment plans structured in installments have become untenable, leading to disputes over outstanding amounts due to fluctuating exchange rates.
The repercussions extend beyond the housing market, with financial analysts warning of broader economic implications. Dollarization threatens to disrupt market liquidity and exacerbate inflation, prompting calls for government intervention.
To stem the tide of dollarization, experts advocate for policies promoting the use of the local currency and economic reforms to strengthen the Naira. Without decisive action, the real estate sector and the broader economy could face prolonged turmoil, jeopardizing efforts to provide affordable housing for the most vulnerable.
